.Built in 1936, the Mt. Vernon Condominium is located in a relatively compact two story plantation style residential building in the heart of downtown St. Pete It had apparently originally been built as an assisted living facility, but in 2004 was converted to 20 private condominium units. Mt. Vernon's location is prime for those who seek to live a very walkable urban lifestyle.. A two block stroll takes you to movie theaters, and the Gourmet Locale Market in the upscale Sundial complex. Then in another direction a few blocks takes you to the restaurants, galleries, and museums of Beach Drive. Mt. Vernon is not an age restricted community though the demographic is probably older than many of the new buildings in the area. It merits inclusion as one of the few relatively affordable communities located downtown.
One enters the good sized lobby-- which is also the major interior common area--to be greeted by a seating area highlighted by vintage furnishings and a grand piano. There is relatively little turnover among the twenty units in the building. The most recent sale on the MLS as of this writing was in January 2016 of an 858 square foot 2 bedroom, 2 bath unit for $217,000 or just under $240 per square foot. The MLS listing indicates that the monthly HOA fee on this unit was $540. It had an updated kitchen, but like most of the units in Mt. Vernon it retained some or all of the original hardwood flooring, crown moldings, and baseboards. The entire building presents a peaceful and settled feeling of elegance of a bygone era. In spite of its urban location, there is a swimming pool and hot tub and small sitting areas outside in back. The secure building also has its own small fitness center and each unit has a separate storage space. Small pets under 30 lbs. are accepted. Mt. Vernon is not an age-restricted building though I suspect the average demographic is not young. Finally, in what is so very important in the downtown area, there is a dedicated parking space for each unit.
Positives: Prime location and stately ambience. Moderately priced by downtown St. Pete standards. Assigned parking and swimming pool are both highly desirable amenities that are unusal downtown in this price range.
Possible Concerns: Only 20 units and large common front lobby means you should be comfortable being close and personal with the other residents in the building.
