Flori-de-Leon
Apartments, completed in 1927, thus became the first cooperative residential building
on Florida's west coast. Its architecture is described as Mediterranean Revival. It once claimed as winter residents both Babe Ruth and Lou Gehrig. At 130 4th Ave N., Flori de Leon is situated in a outstanding central location that is within walking distance to Sun Dial and the various museums, restaurants, movies, and theatres of central St Pete. There are two roof top decks, one facing east and one facing west. This allows residents to catch at various times both outstanding water and city views.
The 77 individual units are all one bedroom, ranging from 425 to 707 square feet. Recent sales have ranged from about $70,000-$135,000 with an average of about $168 per square foot. Most units have been renovated but with strict attention to conforming to the historic nature of the building. Many units have private outside balconies.
Flori de Leon is unusual locally in that it is set up as a co-op. Although co-ops are more numerous in Manhattan
than condos, that's not true in St. Petersburg and most areas of the country. So, a brief discussion is in order.

Briefly, how does a co-op form of
ownership differ from a condominium? If you possess a condominium, you
actually own an individual deed to your own unit, as well as a certain specified
percentage of the common areas such as outside walks, roof top garden and recreation facilities etc.

A cooperative owner does not individually own his own unit. Rather, he or she owns shares in the cooperative association which as a corporate entity owns
the entire building, individual units as well as the common areas. As is common with co-ops, at the Flori de Leon Apartments all of the major utilities--including electric, water, sewer, trash, maintenance of building,
full-time manager,--are paid through the HOA fees. These currently run
from about $1037 to about $2008 quarterly, and vary according
to the size and location of the individual co-op apartment within the
building.
Positives: Historic building located within walking distance of the best of downtown St. Pete. Care-free urban living.
Possible Concerns: Small individual units. Co-op legal structure is somewhat unusual locally and could deter resales. Due diligence is advised.
